Where Tulsa's Young Professionals Are Putting Down Roots
If you are in your 20s or 30s, building a career, and starting to think about buying instead of renting, Tulsa has some seriously great options. The city has been growing in all the right ways, and there are neighborhoods that check every box young professionals care about: walkability, nightlife, food, community, and homes that are actually within reach.
Here are the neighborhoods I consistently recommend to buyers who want that perfect mix of energy and livability.
Brookside
This is the one that keeps showing up at the top of the list, and for good reason. Brookside runs along Peoria between 31st and 51st, and it is packed with restaurants, coffee shops, boutiques, and bars. The homes here range from charming 1940s bungalows to updated ranches, and the neighborhood has a walkable energy that is hard to find in most of Tulsa. Prices have been climbing, but it is still one of the best values for what you get in terms of lifestyle.
Cherry Street (15th Street District)
Cherry Street is where character meets convenience. The strip along 15th has some of the best local restaurants in the city, and the surrounding residential streets are full of craftsman style homes with big porches and mature trees. It is close to downtown, close to the highway, and has that established neighborhood feel that renters miss out on.
Kendall Whittier
This is the neighborhood for buyers who want to get in early on something special. Kendall Whittier has been revitalizing steadily, with new restaurants, shops, and community spaces popping up regularly. The home prices are still very accessible, and the area has a creative, eclectic energy. If you are the type who would rather be part of building a neighborhood than moving into one that is already fully arrived, this is your spot.
The Pearl District
Located just south of downtown, the Pearl District has become a hotspot for young professionals who want walkability and proximity to the Arts District. You will find a mix of renovated older homes and newer construction. The food and bar scene here has exploded in recent years, and it connects easily to Gathering Place and the River Parks trail system.
Downtown / Deco District
For anyone who wants true urban living, downtown Tulsa has condos and lofts that put you right in the middle of everything. The Deco District in particular has seen a wave of new development. You are steps from the BOK Center, ONEOK Field, and a growing list of restaurants and bars. If your priority is a short commute and city energy, downtown delivers.
Midtown
Midtown is the sweet spot between downtown and South Tulsa. It is central, well connected, and has a mix of housing styles from mid century ranches to updated two story homes. You are close to Utica Square for shopping and dining, and the neighborhood attracts a solid mix of professionals and young families. It is a smart buy that holds its value well.
What to Think About as a Young Buyer
Beyond the neighborhood itself, there are a few things worth keeping in mind. Look at commute times to your workplace. Check the walkability score if that matters to you. Think about whether you want a project home you can build equity in or something move in ready. And do not overlook the long term value of buying in a neighborhood that is still growing. That is where you see the best appreciation over five to ten years.
