If you have been wondering what is actually happening in the Tulsa real estate market this June, you are not alone. I get that question almost every day, from people who are thinking about buying, thinking about selling, or just trying to make sense of what they are hearing. The short answer is this: the Tulsa housing market in June 2026 is active, nuanced, and still full of real opportunity if you know where to look.

Inventory Is Up, and That Is Good News for Buyers

One of the most meaningful shifts I have noticed heading into summer is that inventory has loosened up compared to where we were a year ago. More homes are coming to market, and buyers are getting a little more breathing room. That does not mean competition has disappeared. In neighborhoods like Brookside, Cherry Street, and Midtown, well-priced homes are still moving quickly. I listed a home in Midtown last month and had multiple offers within the first weekend. So yes, inventory is better, but good homes in good locations still move fast.

In South Tulsa and Broken Arrow, the picture is slightly different. There are more options for buyers in the $350,000 to $500,000 range, and I am seeing sellers start to get more flexible on price and repairs. That is a real change from where things stood in early 2025. If you have been sitting on the sidelines because you felt like you had no leverage as a buyer, this shift is worth paying attention to.

Bixby and Jenks continue to attract a lot of family buyers, and I understand why. The school districts are strong, the communities feel tight-knit, and new construction options are available at varying price points. Owasso is also seeing steady activity, especially for buyers coming from outside Tulsa who want space and value without sacrificing access to the city.

What Sellers Need to Know This Month

If you are thinking about selling, I want to be straight with you. Pricing matters more right now than it has in a while. Buyers have more choices, and they are paying attention to condition and value. Homes that are priced right and show well are selling. Homes that are overpriced are sitting, and a home that sits starts to raise questions in people's minds, even if there is nothing wrong with it.

The good news is that Tulsa home values have held up well. Median sale prices in most of our core neighborhoods are stable, and in some areas like Maple Ridge and Downtown, there is genuine demand for updated or character-rich properties. Buyers are drawn to those walkable, established parts of the city, and if you own in one of those areas, you are in a solid position.

What I tell my sellers right now is this: invest in your presentation. A clean home, good photos, and honest pricing will serve you far better than holding out for a number that the market will not support. I have watched sellers who followed that advice close quickly and with confidence. I have also watched sellers who ignored it spend months frustrated. I would rather have that honest conversation with you upfront.

Interest Rates and What They Mean for Real Tulsa Buyers

Rates are not where any of us would want them, but they have stabilized enough that buyers are adjusting and moving forward. I am working with people right now who locked in rates in the high sixes, ran their numbers carefully, and decided the right move was to buy and refinance later if rates come down. That is a personal decision, and I never push anyone into it. But I will say that the buyers who are waiting for perfect conditions are sometimes missing solid homes that fit their lives well.

What I encourage every buyer I work with to do is sit down with a good local lender, get a clear picture of your monthly payment at current rates, and make a decision based on your actual life. Not on what you hope rates will do six months from now. Tulsa is still one of the more affordable major metros in the country, and that matters when you are running the real numbers.

Downtown Tulsa is also worth a mention here. I am seeing renewed interest in condo and urban living options, and some younger buyers especially are discovering that a well-priced downtown property gives them a lifestyle they love without the maintenance demands of a larger suburban home. It is a trade-off, and it is not for everyone, but it is worth exploring if city living appeals to you.
