If you have never been to a home showing before, it can feel a little awkward. You are walking through someone else's house, opening closet doors, checking under sinks, and trying to imagine your life in a space that still has someone else's family photos on the walls. It is a lot.

But showings are one of the most important parts of buying a home, and the more comfortable you feel going in, the better decisions you will make. Here is what the experience actually looks like from start to finish.

Before the Showing

Your agent will schedule the showing in advance. In the Tulsa market, this usually happens through a system where the listing agent confirms a time window. Most showings last about 15 to 30 minutes, though your agent may schedule more time if the home is larger or if you want to take a closer look.

Before you go, take a few minutes to review the listing online. Look at the photos, the layout, the lot size, and any details in the description. Make a mental note of what caught your eye and what questions you want answered in person. Photos can be deceiving, so this is your chance to see the real thing.

When You Arrive

Your agent will typically meet you at the home. In most cases, the sellers will not be there. They leave so you can explore freely and speak honestly. Sometimes a listing agent may be present, especially during an open house, but a private showing is usually just you and your agent.

Take your shoes off if asked. Be respectful of the space. And do not feel rushed. This is your time to evaluate a major purchase.

What to Look At

Start with the big picture. How does the home feel when you walk in? Does the layout make sense for how you live? Then get specific.

Check the kitchen and bathrooms for signs of water damage or outdated plumbing. Open closets and cabinets to see storage space. Look at the windows for drafts or condensation. Turn on lights. Flush toilets. Run the faucet. These are things photos will never tell you.

Look at the bones of the home, not the staging. Paint colors and furniture can change. The roof, foundation, and HVAC system cannot be easily replaced. Your agent can help you spot potential issues, and a home inspection will dig deeper later.

Outside Matters Too

Walk the yard. Check the fence, the driveway, and the drainage around the foundation. In Tulsa, we deal with expansive clay soil, which can cause foundation movement over time. Look for cracks in the exterior walls or uneven door frames. These are not always dealbreakers, but they are things to be aware of.

Also take a look at the neighborhood while you are there. Drive around the block. See what the surrounding homes look like. Check how close you are to schools, grocery stores, and your daily commute. A home is more than just the house. It is the whole location.

What to Ask Your Agent

Your agent is there to help you process what you are seeing. Do not be shy about asking questions. How long has the home been on the market? Have there been any price reductions? What do comparable homes in this area sell for? Is there anything in the seller's disclosures that stands out?

Buying a home is one of the biggest decisions you will make. There is no pressure to move fast unless the market demands it, and even then, you should feel confident in your choice.
