These are the features your home absolutely must have. If a home does not check these boxes, it is not worth seeing in person. Typical must-haves include minimum bedroom and bathroom count, location within a specific area or school district, a functional kitchen, and adequate square footage for your household.

Keep this list tight. If everything is a must-have, nothing is. Aim for five to seven true non-negotiables that reflect your actual needs rather than aspirational wishes.

Nice-to-Haves

These are features you would love to have but can live without. A covered patio, a walk-in pantry, an updated master bathroom, or a large backyard might fall into this category. Nice-to-haves help you compare homes when two or more meet all your must-haves. The home that checks more of these boxes often feels like the better fit.

Be honest with yourself about what truly matters. Cosmetic features like paint colors, light fixtures, and landscaping are easy and inexpensive to change. Do not let a bad paint color cause you to reject an otherwise perfect home.

Dealbreakers

Dealbreakers are conditions or features that would cause you to walk away regardless of everything else. Common dealbreakers include proximity to a busy highway, a flood zone location, a home with known foundation issues, or a neighborhood with declining property values. Identifying these upfront prevents emotional decision-making later.

I always encourage my clients to visit neighborhoods at different times of day before committing. A street that feels peaceful on a Saturday morning might have heavy traffic during the weekday rush. Drive through at 7 AM, noon, and 6 PM to get the full picture.

Spotting Red Flags During Showings

When you tour a home, look beyond the staging and fresh paint. Your job during a showing is to evaluate the bones of the home, not the decor. Here are the key things to watch for:

  • Cracks in the foundation, walls, or ceilings, especially stair-step cracks in brick exteriors.
  • Water stains on ceilings or walls, which may indicate roof leaks or plumbing issues.
  • Musty or moldy odors, particularly in basements, crawl spaces, and bathrooms.
  • Doors and windows that stick or do not close properly, which can signal foundation movement.
  • Evidence of recent patchwork or fresh paint in isolated areas, which may be covering up damage.
  • The condition of the roof, HVAC system, water heater, and electrical panel, as these are the most expensive items to replace.

In Tulsa specifically, pay attention to the age and condition of the roof. Oklahoma weather is hard on roofs, and replacement can cost $8,000 to $15,000 or more. Also check for evidence of past water intrusion in the garage or basement, as heavy rains can reveal drainage issues that are not visible in dry conditions.

Take photos and notes during every showing. After touring three or four homes in a day, they start to blur together. Having a record of each home's pros and cons helps you make a clear-headed decision later.

Tools for Organizing Your Search

Staying organized during your home search prevents decision fatigue and keeps you from overlooking important details. Here are some tools and approaches that work well:

  • Use a simple spreadsheet to track each home you tour, including address, price, bedroom and bathroom count, your rating, and key notes.

  • Create a shared folder (Google Drive, Dropbox, or similar) where you and your partner or co-buyer can add photos, notes, and documents.
  • Set up automated search alerts through your agent or the MLS so new listings matching your criteria hit your inbox immediately.

Having your financing, criteria, and agent ready means you can move quickly when the right home appears.
